This past fall, when I have historically rented my units by the semester to visiting scholars, my monthly rates went right back to the rates I had been proposing for fall 2020 before the pandemic gutted my customer base.

I guess, His supervisor-scammer Trainor never taught this dope, to verify more of the deal legitimacy / and projected potential profits over my id... contrast to REAL hard money guys.He Did NOT even ask one question about real estate, the proposed deal, he used no jargon, nor ask for the address/rehab numbers, details of the contract, ARV, etc!

@Jonathan Klemm, thanks for the mention@Andrew Simpson, Feel free to reach out if you would like some assistance with looking at the property from a Zoning perspective to look into some potential concerns that you could run into with the proposed Dormer additions.

I'm looking for comments/advice regarding these proposed rules.  

Strong engineering consulting (local tends to be better), Designer/Architect with a strong relationship with a Builder (ideally having completed projects like the one your proposing),  Legal (To get your offering documents together or real estate transactions) and you'll be adding more and more as you go.I started out as your traditional buy and hold landlord and have transitioned to development, but I did it by joining a team that already had a bit of motion behind it. 

As you indicated the proposal has been postponed until next year.  

Would the city even agree with our proposal of 2 ft? 

Lastly, propose a profit-share/management model instead of leasing to them at long-term lease rates.
