I was going to call some numbers on signs at properties being developed to see if they were interested.

The only thing is that it's an ARM which I hadn't initially considered for my first property.

On my old website I used to remove the number part of the property address and leave it up there as "sold" so at least there was something on the website to show. 

I would get with your property manager if you have one, or call one and offer a consultation fee for their time on how to go about structuring the invoice.
