We now screen based on verified income, criminal history (we do not accept violent criminals or folks with a current ongoing history of drugs, alcohol or domestic violence), no evictions in the last two years, and a few other small things.

You ask for proof from there insurance company after that you should ask if they have proof that the workers are getting paid threw a payroll company since this is really the only way to know if they are even paying for the policy that they claim that they have.

Frankly, if they are not scrambling like crazy to help you fix this, that's further proof that they need to get the boot.

You make a good point, even though i have proof that there wasnt a single vacancy in the last 3 years and that is comforting,  that might change looking over the next 10 or 15 years.

if i decide to go ahead and rent to him and wife , im planning to   ask him to do the following:- fill out rental application- $30 fee for background criminal records- proof of insurance for the business- proof of wife license that permits her to work with children- proof of income from job to ensure they can pay rent even if business not  making moneyi read in the internet to watch out for those people who wants to pay in advance because they wont pay eventually.
