We purchased an 81 unit in EAST Clev, about 7 years ago, well we are being offered tripled what we paid, on top of the more then 25% net per year. 

We have upped our game significantly to counter this, and now start pre-leasing activities 3-4 weeks out whenever a tenant is not responding.

I’m thinking of offering an option to buy in the lease maybe after three or five years with no money down and the sale price would be the low end of the Zillow estimate. 

It was listed at $55k and my $50k offer was snatched up by HUD as quick as we wrote it.
