There could be licensing reasons or it could be to qualify for in-state college admission or tuition. 

I am a recent college grad and now a new realtor (full time) and also am an actor, so I do not have a W2 - from what I have heard not having a full time job for 2 years results in difficulty finding any loan.

I can't belive that many of you find this to be an ok practice.

The learning curve of screening, leases, mgmt practices, move-out, law learning, being handy, etc? 

There's a good book on managing rentals in the BP bookstore, or I recommend "Every Landlord's Legal Guide" by NOLO because it includes tons of practical advice but it also directs you right to your state laws.

Even if you're not ready to make offers or close, get practice evalutating deals so that when you're ready you know exactly what you're looking for and are ready to roll.

I'd like to go to the local community college and brush up on plumbing, electrical,etc. so I can do that preventative maintenance when tenants are turning (that means on my watch lol).
