Of course all the properties need to be cashflow positive with a good ROI (deposit) and IRR of at least 50%.Let me know what you guys think and share with new investors where you would start if you had $100 000 and perhaps what areas would you consider.Looking forward to your contributions!

I am intensely fascinated by the market and the fact that this investment provides tangible and human links that are unique to this field (which I'll bet for many has had both positive and negative implications!).

Tend to agree with the other posts that it sounds like there isn't much positive cash flow.

Eventually after putting the time in you could get a senior position with a better split or go out on your own now that you have contacts and your own following.If you do not have experience it will be hard to pickup clients when you are talking high dollar amount investments as they want experience.

People who are buying there are either doing major re-positioning - i.e total renovation of building or space and/or betting on huge appreciation.

I have several times bought negative cashflow situations because of the property was something i could change into positive cashflow quickly through development or change.
