@Jeff T.Thanks Jeff, I have a much better cashflow (if not I at least break even) when I am here as I live in a much larger unit with extra rooms that I can rent with additional cash flow but I think renting my entire unit alone would be very challenging as there will not be many prospective tenants that will need so much space (6 beds and 3 ba )and willing to shell additional rent .

A lot of my content is tailored to military members doing real estate, which has its unique challenges and strategies. 

:D  It's a 20-year commercial flooring popular for healthcare settings, with I think a 28-mil wear layer.

We have older 4-Plex's that are popular as well as some duplex and tri-plex products in the market.

You're going to have that challenge no matter when your contemplating a sale.So the key is something you hinted at in your op. 

I realize that this habit is certainly popular right now though. 

Preferably a traditional side by side duplex or triplex or a property that would allow an Airbnb with a private entrance (not a rent by the room fan).I’m not looking to buy until the next 8-12 months and know the current multi-family supply is quite limited making it even more of a challenge.
