Are there state specific forms for this or can I find something here on bigger pockets?

I recently graduated college and started my career as a mechanical engineer and have recently decided that while I love my job I don't want to work for the rest of my life, and real estate investing makes the most sense to me in order to gain financial freedom before I turn 60.I have been reading a ton of real estate books and discovered the bigger pockets book on rental property investing which gave me a great introduction to all the topics and possibilities in real estate.

My first investment cost me $6,500 to buy and then $10,000 in repairs in the first three months (I got half of it back from insurance but it took a couple months).

3- If there is a determinable factor for the difference between the three above descriptions, how do most Make Ready companies charge for them?

If we bid our own principle do we have to pay that out of pocket?

Both have been very helpful in my education into the business.I hope to discuss and possibly do business with many members at Bigger Pockets.
