The “purest” example of cash flow investing is the investor who signs a 10 year lease as a “master tenant” on a commercial building and operates the building generating positive cash flow through releasing the space throughout the 10 years.  

The interest rate on the mortgage is 4.3%, 30 years.

then you will pay them 12% for the time you borrow the money - but will owe the $100,000 + 12%.Caveats - they usually want you to have some money in the deal too - but 100% financing isn’t out of the question.The more other assets you have, or the more you have done other deals - the easier it is to do the next deal.  

Draw the line based on what is the return for each. if it costs and extra $40k to get you $40k price increase it is not worth it, it has to add value to you.

the rental then holds the mortgage - is that how it works?
