Thanks to help from the BP community we tightened up our rental policies and screening processes. 

I want to add a provision to my standard TAW agreement that states the parking policy so that tenants acknowledge that parking is for tenants only and they are responsible for notifying their guests of the parking policy.

You may state you have a 3 strikes policy. 

Don't take a chance of some title issue or claim popping up and becoming your problem instead of the underwriter's (issuer of owner's policy of title) problem.

Try the collar counties.I have the same problem in San Antonio.Whatever county you go to call ahead of time and find outwhat their policy for paying is and whether you have to register in advance.

In WA the seller pays the transfer taxes and owner's title insurance policy.  

You should be able to get a policy with the company that provides your current homeowner's insurance. 

Closing with an Attorney or Title Company is the best policy.

This is a fourplex with three individual garage stalls plus a large 'L' shaped driveway, and there are currently eight vehicles that need to be parked somewhere.As of now, there is no policy in place, which is not ideal.

Although they don't provide an owners policy, they want to ensure they are able to convey clear title.
