I agree with you not real estate investing is not an absolute meaning that what may have worked for one person doesn't mean it will work for you.

I have probably viewed about five or six properties in person and look at realty sites at least twice a day.

As far as whether to rent or buy, it depends on your personal situation, though as it's a new area it may be a good idea to rent for the first year while you decide where you'd eventually like to purchase.

I personally live in Orlando too and invest in Ohio, but I grew up in the town I invest in and have trusted people there.I'm not talking you out of it, but perhaps try to find something around here, maybe in a area that still has homes that are reasonable like deep in Polk County or Volusia like Deltona, Haines City areas.

All of the above, and they will look at your personal debt to income ratio and likely need tax returns whereas hard money doesn't need that.
