While I was trying to be clear about not having any experience with you, I don't know if many people understand the fund of funds or co-sponsor structures and if/how they bring any value.

It seems that most people feel that purchasing a single property with all cash is not as good an idea as investing in multiple properties with leverage.

I Just dont know where to start , hard to find comps, but given how many people have asked to buy this farm I live on, there must be demand for it where I am at.

When there is no realtor involved, it could be fine, but it could be disguising the fact that there would be fraud going on or that the purchase price doesn't equal market value (i.e. two related people selling a property one to another at an inflated value, etc.)

I don't recall where you are--city/state, but a couple of people just had successful sales, and a couple of people did not.

I don't understand how a real estate agent would get access to "investor-worthy deals" when I would think the people they work with aren't in a distressed situation and are looking to sell for a profit. 

There are many factors, but the main one is that many people from the Denver Metro area want a ski house and Winter Park is one of the closer ski areas.
