If the money hits your bank account, it is taxed like income and you might have to pay a penalty as well since it is no longer considered pre-tax.

You have to understand that you're giving the tenant all of the protections in the world and yourself none, since they're allowed to back out anytime for any reason whatsoever with no financial penalty such as if they don't accept one of the terms in your lease agreement before signing.There are some great suggestions above on how to approach the issue delicately and affording you better security in renting out your property quickly!

The penalty is they convert the billed to the owner's responsibility and back date the charges, sometimes going back 10 years.So before anybody puts any electric device on a tenants' electric meter, they should check local and state law to make sure that is legal to do.Maybe in Canada, laws are not as tenant oriented as some palces south of the border.

With that in consideration, not sure if you'll have a liking to the prepayment penalties associated with this type of financing, but nonetheless, it's another tool in your arsenal.If your worry is that lenders will look at your portfolio and review all of the debt you owe, DSCR lenders don't take that into consideration.
