If you have to give away the farm just to do a deal then it's generally not worth the effort as you are putting in all the work and getting very little to none of the upside.

I also plan on finding a realtor in the wholesaler's farm area who offers consulting services, and have them look at the properties the wholesaler sends me, once that process kicks off.I haven't found anything to make me doubt their credibility, but this is my first rodeo and I'd like to lean on the BP community folks who have been through this before.

And worked as a dish washer, and my mother in law who dropped out of 5th grade to work in the farms, came across an opportunity to buy a small house in the desert for roughly $30k and rented it out to approximately 3 tenants over the course of 10 years (wish I had that low turnover), sold that home at the height of the market and had enough to pay off their existing home and a good retirement cushion.
