1-cosmetic (paint, new floors, maybe a few small framing changes), 2-some real remodeling/maybe a major system or two (new baths, foundation + hvac, etc), 3-total guts/burnouts (taken to the sticks).

I'm confident that the deposit that was given to me before he moved in won't cover the years of wear and tear on the flooring, paint, overall upkeep, etc.  

Just tip from Realtor to Realtor, Real estate is People business.

When our neighborhoods are deteriorating or just plain unsightly with overgrown weeds, cracked sidewalks and chipping paint, it's deeply satisfying to buy these run down eyesores and turn them into beautiful productive homes that people can be proud to raise their family in.

Most likely looking at paint, cabinets, some minor upgrades and now probably the kitchen floor.

I'm turning over an apartment next month and am wondering what owners do about scratched and worn moulding besides paint.
