After about the fifth one I got to the point where I realized I'm just watching opportunity pass me by by not having my real estate license... so I decided to create another exit strategy and get my real estate license (I'm taking the test this Friday 6/22/18).Which brings me to the point of this post; do you know any principal brokers in the greater Portland area that support brokers doing what I'm doing?

We have been reading post after post for the past two years from (1) members who are fed up with the market (2) members who are having a hard time starting in a hot market and (3) members who have highly appreciated properties but don't have an alternative investment option if they were to sell or exchange.Deal flow is king in this market and you have to (1) put hundreds of deals through the funnel via marketing and networking or (2) you have to invest with someone who has it.I made a decision two years ago to do more of the latter...to start heavily vetting passive opportunities with experienced sponsors who have mature deal flow pipelines (i.e. deep broker relationships, industry leaders, full time staff dedicated to deal flow, consistent off-market properties)...while still casually vetting direct owned opportunities.

I’m thinking a lot of it is due to demand from South Americans from Venezuela etc looking to get their money out .I haven’t bought property in South FL but have bought several in Jacksonville , Florida.Do you plan to continue focusing on the liberty city area in Miami or looking at opportunities in South FL in general ?

Yes, our buyer was able to get a conventional loan from a bank.I like @Brian Adzadi’s idea of selling to a flipper or someone who looks at these imperfections as opportunities and is possibly coming to the table with a cash or private money offer.
