I'm looking to purchase a few new books online for Multifamily investing(interested in more practical knowledge than theory) any recommendations? 

Even though those rotorooter plumbers are being billed out at 250 to 300/hr, I had a couple different ones tell me they only get paid something like 25 to 30/hr.Our local investor group is getting to the point where we are really tempted to hire our own guy and then share him amongst us and even do retail calls too.

What are the steps to purchase a tax deed online and if im successful where should I record the transaction so I can sell quick?

Either use an online rent collection service such as Cozy or require the tenant to mail a check or money order to you.

My only online resource is HUD's Fair Market Rent.

But looked online at the trustee listings today and the house is no longer even on the list for Monday's auction! 

That is the location, the areas economy, the price you get,  first impression, the nearby amenities and retail stores, the demand in that area for rentals, and the price you get.
