I think if you are looking at properties there are ongoing expenses and  purchase related expenses.  

Go beyond initial & on-going compliance, you have work comp, CGL (above & beyond your property), payroll taxes, processing, training, oversight, setting up systems, etc.  

With many crowdfunding and syndication deals promising IRRs of 15% - 18% I am curious how this will impact turnkey providers or if anyone has insight on going this route vs. doing turnkey.

It still sounds to me like you are financially well enough to keep on going and hopefully this deal does not kill your ambition to be a real estate investor.

While a foundation issue is something big, it is not going to be a common issue for the landlord or an ongoing one each month or even year while managing tenants, picking tenants, tenant turnover ratios, and managing repairs are a very big deal and make or break you.mentions above that he plans to hire a professional property manager.
