I prefer quality over quantity.  

I'm a new investor in the utah county area, I have been doing the calculations for numerous deals Provo,Orem,Springville,Payson,Eagle Mountain, Salt lake, American Fork, Lehi etc. and I have put in 8 offers in on properties in the last 2 weeks on multi families to single family homes and condos and all have been swept out from underneath me because I am only able to house hack these properties so I can only put down the 3.5% and I get the deal taken from me from other investors that are putting 20% down and paying over asking price for all properties.

However, you need a large amount of money to buy quantities of land and build in the areas being sold.

They represent numerous companies and may have a company that is not as concerned with dogs in their underwriting rules.

does anybody have a list of all encompassing 'rules"i have new tennants ( a young couple 23years old) 2 months now they have paid early and all was well i thought,,,, i called them to say i was comming over to trimm a tree out frontit appears they had a new years party and i found numerous cigrette butts on the ground out front and a half smoked jointthis really pissed me off and i told them if i ever found any evidence of drug use again i would evict them this is not a party house it is a quiet residential neighborhood full of families the last thing they want to see is young 20 somethings out front smoking and drinkingi just got a simple free rental agreement off the internet and it does not mention any thing about smoking or drinking but their rental application said no smoking and they swear they made their friends smoke out side because they dont like it and they did not know who was out front smoking pot on newyears (yeah right)i guess i need to hit them with a detailed list of the rules,, i dont want a thrashed party house ,, we spent a lot of $ making the place nice :cry: :cry:

There was no lease or anything in writing at all but our verbal agreement was that I could live here rent free if making the numerous repairs needed or $500 a month if I was not making repairs.

That price could be high or low depending on the quantity . 

Due to my fathers success and my family’s popularity in my hometown we have numerous and numerous amounts of connections all over the city with all kids of people so selling/ getting clients wouldn’t be a problem.

As they've said on the podcast numerous times, the first deal is not going to make you rich. 

Clarify how many units they manage and the quantity of PM's.
