It's based on a lot of factors, such as amenities offered (i.e. fitness center, clubhouse, swimming pool, etc); costs to operate/maintain common areas (i.e. landscaping, electricity for common light fixtures, gates, repairs to roadways, parking lots, etc); cost of any insurance that's required; size and age of the property and infrastructure; planning for future capex projects for the property; etc.

As @Eamonn McElroy pointed out it must be done this way and depreciation cannot simply be distributed differently by the CPA.If I recall @Brian Burke once mentioned that he has done this form of agreement, perhaps he could shed light on the specifics.I have one friend/client (most of my clients end up being friends, if they weren't beforehand 😊) who as the GP gives all of the equity to his investors, and he only takes fees, and proceeds, thereby giving the investors all of the depreciation.

Properties are located right across from the Tri-Main Building (a large adaptive reuse project filled with offices), is an 8 minute walk from the nearest light rail station, bus stops are a two minute walk away, UB South is a 10 minute bike ride, Delaware Park is a 10 minute walk, and a major hospital is just down Main Street.
