The fear of tenants doing stupid damage to themselves with these things aside, I'd not suggest doing this. 

The fear-mongers who instill negative situational happenings... thank you for the positive light - love what your doing.

You see the government does not allow everyone to invest in these kind of deals, it's kind of the rich get richer and those who are not rich are locked out.Some GP's will use Sophisticated investors, not rich but (according to government laws) knowledgeable, and some do not like them on the deal for fear of lawsuits.Here's a little heads up from the SEC: https://www.sec.gov/news/press-release/2020-191It might be best to talk to a couple of GP's of deals and ask about this.Good Luck!

The only reasons I could see sending them to USPS is if they didn't want an old key for fear someone else would have access to their mail or they lost the key you gave them.  

Then I would do a Cost Seg study on it to help with the tax burden of winning the 800k come tax time.There is lots fear right now in the market nationally. 

I just fear the valuations can not continue to rise due to people leaving and the high taxes.

One of my biggest deterrents from joining a group was fear of a long commute.

Most people get scared with the first deal or even first couple, but education and a good network of people behind you will help you get over those fears.
