Also, what everyone needs to keep in mind, if you want the best rates when financing your deal, you will need to get a conforming note from a conventional lender (talking residential property).

Keep in mind that dead equity is the most expensive route to purchasing artificial cash flow.

Some sellers aren't very motivated, some are. 

You are on a good path but before you make a move keep educating yourself about what opportunities are going to best match your personality and the long term goals you have in mind.
