So, with no foundational knowledge of real property, and no capital, his only alternatives are (1) “bluff” the homeowner into thinking he has the money and intent to close the purchase himself and or convince the homeowner he has an extensive list of cash ready interested buyers (“partners”) with whom he’s done dozens of prior deals or (2) pack up shop, write off the money invested in mentoring to a worthless investment, and decide IF real estate is right for home.  

Many HELOC or second mortgages are fixed interest rates and depending on the loan amount, even offer 100% online and no appraisal requirement for issuance.

I.E. private money, seller financing etc.?

The difficult part right now is money is expensive to borrow, a lot of buyers are on the sidelines waiting for borrowing to get cheaper. 

Otherwise prepare to cry and wonder if your money is being stolen.  

Obviously mounted up high in a readily visible spot "trail cams" work just as well (as a possible visual deterrent), very cheap online.
