Everything is in writing, but this maneuver does involve some detailed mechanics which makes the relationship important.

Mechanicals are always my largest expense.  

I have a degree in Mechanical Engineering and have managed projects. 

I am looking at a mobile home park to purchase.  

We are replacing all the mechanical equipment, water line (had a hole in it dumping water under ground), complete new kitchen(Going in today), Remodel one bathroom and a complete reconfiguration of another.

Since the cap rates have dropped significantly over the last few years, I am now looking at other real estate opportunities including hard money lending, crowdfunding, apartments (outside Portland in a higher cap rate location) building or buying storage units, Tenants in Common commercial deals and mobile home parks.  

Hey @Brennan DohertyBelieve me the search function is pretty easy, and if you skip using it regularly, be prepared for some rather snarky commentary on why you should use it.That being said, I assure you I found these threads using the search in less time than it took you to write your post, just dump in Car Advertising or Mobile Advertising.

How old  are the mechanicals- the furnace, the water heaters, the pipes, the wiring.
