There are reasons it has appreciate so much.OOS investing brings its own risks, in my opinion, and/or additional costs to attempt to mitigate (read travel costs a few times per year to check up on).

It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Understand you can not eliminate all risk, only mitigate it.

Interest rates are the only unknown and I think that is mitigated by the fact the product is a UL at its core AND I personally use it as a "Magic Checking Account".

There is definitely risk to putting 5% down payments, but I also bought down the interest rate and paid points to give me the lowest mortgage payment with that down payment to mitigate that risk.
