Receiving payments over time will change your tax situation as you can spread out your income over the years you are receiving it.

The deal should cashflow with 20% down, and if you're having to bring more to closing to cover the appraisal spread, that would indicate to me you're starting off with negative equity.  

That way you're not spreading yourself too thin doing tons of different things. 

A year or so ago a kitchen in one of my rentals caught fire and spread soot all over the unit on exactly the same day as my tenant received the eviction notice.

Right now the spread between a city house in a good area and a city house in an "up and coming" area is 60-90$ / sq ft.  

I can see where you're coming from with using social media for something like that.

Thankfully we had a huge spread in the deal and were still able to make it a win.
