If this manager is somewhat green and doesn’t manage many properties, that is a red flag, especially if you expect them to do rehab components.

As the Property Manager, I feel it's my obligation to pursue unpaid balances that occur on my watch.If they refuse to do it, talk to a collection agency yourself and see what your options are. 

And for me my management will be near zero as our manager is just down the street and manages a few hundred other units so tossing this in there with a high quality tenant who will stay for years cost near nothing.

Guess it all depends on if the old company is good and you are learning, clients may say forget this....or if the current manager is bad and you rock then they will love you.
