@Anthony Thompson Yeah, I have heard about the Black Diamond Group when I listened to an early BP podcast with Ann Bellamy talking about hard money lending.

I have not listened to that one yet so I will check it out.

The CEO, I believe, was on Jake and Gino podcast years ago and I feel like if someone were to reach out to him and explain why that is a terrible idea he might listen to reason.

I've listened to a ton of the available BP podcasts and read quite a few threads on the forum.

I'm honestly trying to be diplomatic here because I know that's what you were trying to do with your post, but as it pertains to the President and opening by Easter I'm not sure he's the guy I'm going to listen to about this.
