Make cup cakes to sell and learn that way if your recipee or technique is not correct you will not lose a lot of dow but if you try to make a 10 foot diameter pizza from the get go and it turns out not well then you lose a lot of dow.

So answer your question, it depends lol Gene that's a tad high for average build quality at least for us.. we are more in the 100 to 110 a foot.. which includes hardy and slab granite custom cabinets engineer floors and full wrap windows and front sprinklered land scape and fence..

Not the risk/hassle of OOS, check.Note you could consider adding an ADU to your current RE but with a 4K foot lot it would likely need to be attached which may not address the wife's concerns.
