I give them a very good idea of what I want and then they produce a few design options.

There's nothing stopping you from overpaying if you don't get a traditional bank loan and an appraisal can give you a pretty good idea if that's something you're about to do.

Once you have a rental for a while and have made some repairs you should have a better idea of what to expect in terms of repairs.

I am trying to get a general idea in order to limit risk and figure out where most success has been experienced.

@Jason DiClemente,I’m trying to get an idea of how it would work Incase I get a lead that has an issue.If a house is worth 250k and they got a mortgage for that amount and there’s only 100k equity in it, how could we make it work or will it work. 

I thought it might be a good idea to work with a hard money lender and use the LOC for the down payment they require and to front the rehab.

If you have no idea what you’re doing read some books before buying anything

I definitely like development and especially the idea of buy and hold properties such as the RV park I'm working on now. 

I love the idea of rental properties but I also am excited about the idea of Fix and Flip.
