I suggest going this route if you're light on capital. 

I've noticed a handful of properties in the Lansing area since I've been looking that have really attractive numbers as well as many of them being move-in ready or just light cosmetic updating. 

Review finances with broker to see if you have enough for down payment,  escrow, inspections, and cash reservesThen. run the numbers for the properties you are interested in.Right now without any other numbers I see you light of cash .

The problem was.....her Purchase price was the highest sf price paid in that neighborhood for the last year....so, her chances of doing a light rehab and selling for 30% More than her purchase price was just never going to happen.Remember, you as agent are the one buyers are Supposed to come to for market value/ARV comps.

You can colormatch light neutral colors of flat paint for years as long as you're reasonably good with a roller.

Could you shed some light on your experiences with typical closing costs?

It turns out the camera was not functional...just one of those that look real with the battery powered led light.
