So just give these possibilities some thought in light of the cost to add on to the property.

We have a small down payment ready to go but am open to (and will probably need) creative strategies like partnering with another investor or seller financing etc, I have the ability to do light rehab and am willing to contribute sweat equity and hustle. 

Can anyone shed some light on what the majority of commercial/portfolio lenders look at as far as requirements?

I am starting a business which involves offering residential services to people in the form of lawn care, house cleaning, light repairs (drywall, painting, fixing a single fence post, etc...) and basically just doing jobs that help maintain and upkeep properties.

It's twice as difficult as changing a garden hose and replacing a light bulb.

These fees are "keep the lights on" fees.

Just curious if any one has put metal roofing, led lighting, & any other green into SF or MF rentals?

Maybe some BP seasoned pros who have gone through this before can shed some light for me?
