I think narrowing down your avatar and who you are looking to attract will effect the kind of content you make and how it looks which will lead to more success when it comes to engagement.

So far I've taken notes on defining your target market, what questions to answer about that area, the types of flips there are in 3 basic categories, financing options, how to farm for leads, renovations to consider, what type of contractor to look for, how to find them, and how to properly communicate with them.  

I know the market I want to target, I know where to get lead lists, I have an idea of what I'd say in my letters/postcards.My question is, when the recipient of a mailer calls and leaves a voicemail, how do I assess the condition of the property to give them an offer?

I personally grew up in Springfield and understand that the area can be challenging and the market is extremely hot and cold which has lead me to look for other opportunities.

The simplest starting method for a person with little starting capital, from my perspective here in San Diego, is to utilize a 3.5% down FHA loan (and/or VA, if you have it), seek out properties that are slightly under market rent, give termination of tenancy to the unit with the biggest delta of rent vs. leading rent in the neighborhood, move into that unit while you renovate it, and then rent the unit at leading market rent a year or so when you move out.

After they refused to sign a lease, I had my lawyer serve a 90 day notice to vacate which then lead to further problems including them refusing to pay rent.

Is it a general norm for sellers to ask the buyer to waive off any right to get property inspected for lead, and waive off any right to walk away from the contract if any lead based hazard is found during inspection?
