My understanding is Oklahoma law requires a 15 day notice to quit for damage and a five day notice to quit for failure to pay rent.

Instead of implementing a first right of refusal, there should be an option to buy their homes from them at a fair market value/paying to move their homes elsewhere or give them the first right.This is the real issue, we are not protecting tenants by solely giving them the first right of purchase.

my question I stay in the dc area and only do Air b and b or Coprate if you get a person that does not want to leave out of your unit it will take you close to a year to get them out due to the laws please chime in?

@David H.It’s common for them to throw that language out there which even if they broke the law or operated without a license then you are indemnifying themSo I would definitely have that edited by an attorneyFYI property managers do the same thing - some of these PM agreements I see are insane
