COVID has put the tiny island on lockdown on many occasions ( one lockdown ending today) and has not affected my rental income at all.

I have an investor looking to buy in Rhode Island and was wondering if anyone could help me find anything that fits one of the following criteria.1. 4+ family or mixed-use properties where mortgage can be assumed or has a lease to own option (6%+ cap rate) 2.

Does the island have small apartments or 2 to 4 units?  

Visiting the island 4 times and touring more than 50 properties.

I thought that you have to have management on island with a vacation rental in Hawaii or am I misinformed?
