It may not hurt to survey tenants of the complex you are looking at or even those at the opposing complexes.From here, it appears as if you have one of two directions to go, align yourself as much as possible with the surrounding properties but by offering similar amenities at a more competitive price point, or completely differentiate yourself by offering something they don't that clientele will value more.

Appreciation could be a factor.... time will tell.I believe historically properties keep appreciating in our area (except for 2008-2010) I’m focusing in the Inland Empire close to my residence.Thing is, previous owner insulated the garage already and put carpet.

I think for me living in the Albuqueruqe area, I feel as though if you are going to do a flip people are looking for areas that are rapidly growing, I like the Westside area of Albuquerque, Taylor Ranch, and some of the SW Unser area for houses as I feel as though they would be some level of ease when selling and the home values seem to appreciate a little faster due to surrounding development.

You find it in 1950s era flooring tile (usually the 9x9 ones), concrete/asbestos siding (durable but brittle), piping insulation, sometimes that 1920s insulbrick siding, as an additive to some old plasters, and probably half a dozen other places I have forgotten.

On our last turn we redid a driveway, (planned) $3K, $1K on insulation and clean up,  new tenant moves in, and low and behold we had a leak.
