The Safe act, Dodd Frank act, Jobs act, Obama, etc, and some of the other regulations like DFI, Department of Financial Institutions and the SEC.In my state there is no hiding from them in a LLC or LLP.

In the severely depressed markets mentioned in recent articles the home price recovery, institutional asset managers have been buying-up the available inventory of single family homes 'in-bulk' hoping to succeed in the unproven institutional single family home 'REO-to-Rent Strategy'.

The optionor agrees that in the event any lending institution requires an appraisal by a certifed appraiser appointed and such appraisal determins a market value less than the agreed sale price the Optionor agrees to allow a credit of the difference between the appraised value and the agreed sale price to the Optionee at settlement. :)

The unit that you used as your primary residence can not participate in a 1031 exchange, but since you bifurcated the sale, the rental units can participate in a 1031 exchange.If this does not answer your question, please ask again.
