Many times historic preservation committees are only concerned with the exterior appearance of the building, meaning you may not be allowed do things like add onto the structure, use vinyl siding, and you may be limited on the style of doors and windows that can be installed, etc.

Even though the paint and carpet are brand new, installed just before it was listed, it states they need to be replaced.

Basically, buy an acre of land, run utilities to it, install four prefab (I think 800 Square Feet is the max) park-model homes/tiny homes and then sell 3, keep 1 for rental.

For small BRRRR potential rental, wondering if it is worth the savings to install hotel style heat/air control systems rather than tradtional HVAC.
