To my knowledge planes don't cost down payment money they cost house money his motivation is not to avoid paying as much in taxes but to get enough money to buy the plane, which puts it at odds with your seller financing motivation.

Also, ask the HOA for a breakdown of repair costs.This wouldn't be the first time that an "outside contractor" was hired to do a job at an extremely inflated price.

One of my partners feels that this was odd as the seller typically pays all the commission.This is my first off market deal but I feel it is only right to pay half the commission as he is working to put this deal together between two of his clients.

Took the $8,000-odd lender credit for the juiced up rate, it was $125/mo more or something like that, for the six or 8 payments, or whatever it was, before I refinanced.
