To me, the question isn't "stocks or real estate," because a diverse, recession-resilient portfolio includes both.

Other considerations things to look at include; are any utilities common (like paying for a boiler for all 4 units instead of individual furnaces), how does access/common areas work, do the tenants all have access to laundry, are there any common area utilities (light common area lights, electric or gas for laundry) that would stay in the owner name.

Now, I am not saying that understanding the fees or negotiating fees isn't important but it is nowhere near as important as other factors.

Super important that you know what it will be worth once repairs are made, and that you know what the repairs will actually cost ( many people underestimate and get burned ).

It includes money toward acquisition and it includes rehab money held in escrow.A very common product for anyone flipping or doing the BRRRR method.

My main concerns about Florida include: Chinese Drywall (very toxic; found in older homes); HOA Restrictions; Lots of people/crowds; sinkholes (properties sinking into the ground); Red tide (dead fish found on beaches due to algae bloom); Homeowners Insurance costs (w/older roofs); Mold; Hurricanes/Flooding , New construction (not always built to quality)... these are the most common issues found in the Florida market.What zip codes would you recommend for a single family investment property under 300k to mitigate these concerns? 

They also require annual licensing so be sure to include that in your operating costs. 

All this media confusing everyone and leaving all the important details is so frustrating that people are jumping into conclusion before really looking at all the details.
