Also, in Southern CA, we have a lobbying group named the BIA (Building Industry Association)...they lobby for pro housing legislation both at the state level and city/county level. 

Is the step up in basis for the property now sitting at what the house was worth at 2019? 

Ask for advice before going into these "investment" tools; not after.I will always recommend that YOU should own your real estate, and not get involved with these crummy and questionable deals.If one cannot afford to buy their own real estate, purchase the Vanguard REIT and save until you have the down payment for a house hack or investment property. 

Lots of visitors come to town for events there, so I think this location and expanded size will be an excellent draw.What would you do with this house and more importantly the yard to maximize its appeal and ADR?

House is on the historic register, once a bed and breakfast, a massive 4 bed, 3 story Queen Anne Victorian, very well maintained with multiple rentals.

We're looking for a house that we will take care of and treat well without being nickel and dimed from a landlord who has no pride in their rental.
