The other parts of what makes a good investment is how the rest of the cost is handled (the terms) and how much positive CF you will be getting which dictates how fast you get your cash (your total cost in other words) back.

@Jay HinrichsI had dealt with this issue over the years handling rentals, more particularly with cars parking in driveways at my rentals, as well as tenants who moved out of state leaving their cars behind.

If a tenant stops paying due to a maintenance request you need to be able to prove you handled the repair with pictures.You should not be surprised by phantom charges.

My view is that if you have the time for the value add and can handle the minor negative cash flow this could be a good start to RE investing.
