We went to look at it toward the middle of March 2015 and there were holes in walls, missing fixtures, odd electrical (the wiring for the back porch light and exterior outlet have been pulled into the master bedroom), tiles missing in the master shower (green plastic was duck taped across 2/3 of the surround so they could use it anyway), and cabinets missing that were not that way in November when it was listed with our Realtor.

I have worked with "green" owners who wanted to build new homes, but have very little experience... at the end they paid dearly during construction.  

My husband and I just bought our first rental property in Lehi, Utah, thanks to a lot of the tips, tricks, and courage from you fellow BPers & these forums.

Further, I've heard it takes upwards of a year to season a rental rehab: are there any tips anyone has to shorten this time?

@Kenneth Garrett My understanding is you'd have to subject yourself to the laws as a reseller of energy like the companies that constantly call and knock on our doors claiming to be sent by ComEd to lower our bills.
