I saw one the other day that they were asking $125k it was on a golf course and had over 3000 sqft 3/3 if i remember right ..

Lets face it you are not going to swing a hammer.

At some point the pendulum will swing the other way but there is just too much risk in CA.I assume if you do not want to take on leverage the property appreciating does not really matter b/c in the future you will not refinance and even when your property appreciates you would want to buy the next one all cash so it wouldn't be a big move up.

I'm sure you have already seen, if you don't like the weather, wait a minute (it will most likely change) just like the 40 degree swing we saw this week!

well if you are interested : I have a SF property in florida that produces great rent in the area. the house is in the middle of the golf course has a pool very quite area also: 15 mins from the beach and 30 mins away from all the disney attractions 

I have BRRRR on my keyword and notice you post up like 30 post with the same topic and description but just changing the location of the city.The BRRRR is not about swing where it works best because it does work everywhere and it depends on you on how you want to structure.I'm going to explain this as simple so hopefully my keyword gets a rest from your BRRRR mission finding what area is good.You want to succeed at BRRRR you would need to calculate what cash flow property you want and equity that's left.

I run 40-50 miles per week, play multiple softball games every week, play as much golf as I can fit in. 

$1200 - $1500 is a pretty huge range for condos in a complex and result in a 75% swing one way or the other in your cash on cash return from the low to high end.
