Stock options, great retirement and good pay sounds like a very solid path for the future regardless of real estate investing.

I plan on investing in rental properties in the near future.

Depends on if you've used your VA benefit in the past, your reserve situation, credit  and if you don't plan to use the VA loan in the near future to purchase a home, it could make sense.FYI- There are  non- VA 95% LTV loan programs without PMI  

I ended up getting out bid but since this realtor I've been speaking with only deals with HUD homes I will know for the future.  

That could effect the tax status, zoning, and it would change any future financing.
