They used corporate leases at apartment complexes for longer term situations, where the duration was more predictable.  

It definitely has slowed down as I predicted above as the post-covid travel boom has worn off in the area (Zion was a big drive-to destination when flying was difficult). 

I have done BRRRRs for almost 15 years and I still can't predict a rehab budget closer than 10-20%: I think people who claim they always hit their budget just cancel things as needed to stay on budget.

They have been straightforward to work with and predictable.

A turnkey acquisition is a little more predictable but comes with the cost of leaving a little more equity in the deal.

I’m in Mississippi and I wanted to know what are some good ways to research the overall market if I’m new to it, what are some techniques I could use that would be helpful, what are things I could be looking up, what keys help me to predict appreciation/depreciation in the future other than reading local articles.
