Pete - it is a bit of a trip for me but well worth it.

It is located 2 hours from my home and I don't want to make more than weekly trips to collect monies.

Usually you can tell over the phone if the are likely to no call/no show, so I will schedule those further out so I can schedule 3 or 4 back to back and not make a special trips for nothing, although sometimes all 4 don't show up.

I see most calling themselves`"real estate investors" on an ego trip.

We also provide tape measures, pencils, and clipboards so folks can make notes and measure to see if their favourite green chesterfield will fit in the living room.

We now have a great property manager in NC, but we still inspect ourselves every year or two and fix all the little things we find as it saves us a lot in stupid repair trips called in by tenants, which can add up.
