This keeps the first party somewhat honest as if the price is too low and is trying to steal it at a low price then the second party will buy it from the first.

They have a lifetime warranty on failure and should someone break one, the replacement is extremely reasonable.I looked into it for my units, but they needed HVAC before windows, so I decided to postpone them for a while.Bernie

@Eric B. 10% is a little extreme, that’s probably atypical but in this case the rent was $2,000/mo, there were over 30 qualified applicants that applied, and rents had gone up 10% in the area the previous year, so the big increase was a function of supply and demand.

I have worked for a couple different management companies and have been a tenant for a number of years, and to be completely honest I have been appalled by the lack of professionalism and overall effort I've seen on the part of several very prominent PMs here in the Salt Lake Valley.

If you really want to protect your assets, there are two things far more important than an LLC or even an umbrella insurance policy: know and follow the law, and treat your tenants honestly and fairly.
