Seems to me you  could easily  write your lease to spell out how partial rent payments are treated, i.e, that they are not  credited until the full rent is received, for example.

The best part-it is in Word format so you can easily add your information to it(which you will HAVE to do).

You just open yourself up to being lied to too easily by a listing agent without your own agent.  

@Cassie Bruce - is the information you use in your research publicly available easily (on rentals.com or other site), or are you accessing it through realtor-only sources?
