Can I level the existing property and build a 4 Plex in its place?

I've got a ton of folks who can pour my foundation, but I'm looking for trustworthy, independent tradespeople that could pull my water, sewer, gas, and electricity out to this soon-to-be existing slab.I wonder how you all find these folks?

The safeguards and limits exists because it is THEIR money you have in your custody.

Just stick to your existing screening process and make no exceptions.

I also search just the street name and scroll through all the numbers around it to see if it exists.

Account Closed I have some money saved, so I hope I don't need a lender for the Purchase and Rehab part, just for the Refinancing, but it's good to know that those two products exist. 

In only a very few states have definitive legislation been passed that makes licensure a requirement; many other states reinterpret existing regulations to require licensure.  

I feel like they must exist but I can't seem to find any solid leads with a 10 minute Google search.
