Once you get your foot in the door and have established yourself, people, including banks will throw money at you for business opportunities.

I would start by asking the agent what type of experience they have with *whatever you are looking for* (investment property, out of state investors, buy and hold, brrrr, etc) Once you have established that they are able to handle what you are looking to do, you are good to go! 

Though it doesn't seem like an established REI metric.I did pull crime data on NYC and tried to filter for "neighborhood" crime activity and see if there was any signal there related to the rent indexes but didn't come up with anything telling, maybe that's just NY.
